1. Acceptance of Terms

By accessing or using LandlordApp.io ("the Service", "we", "us"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.

2. The Service

LandlordApp.io is a software-as-a-service platform designed for HMO and R2R property operators to manage tenants, rent collection, compliance, maintenance, and financial reporting.

3. Account & Subscription

Plans include Free, Starter (£49/mo), Professional (£89/mo), Business (£149/mo), and Enterprise (£299/mo). Paid plans include a 14-day free trial. You may cancel at any time; no refunds are issued for partial billing periods.

4. Your Data

You retain full ownership of any data you upload. We process it solely to provide the Service. Data is stored securely via Supabase with row-level security ensuring organisational isolation. We do not sell your data.

5. Acceptable Use

You agree not to use the Service for unlawful purposes, to infringe others' rights, to attempt to access systems you are not authorised to, or to upload malicious content.

6. Service Availability

We aim for high uptime but do not guarantee uninterrupted Service. Scheduled maintenance will be communicated where possible.

7. Limitation of Liability

To the fullest extent permitted by law, we are not liable for indirect, incidental, or consequential damages. Our total liability shall not exceed the fees paid by you in the preceding 12 months.

8. Changes to These Terms

We may update these Terms from time to time. Material changes will be notified via email or in-product notice at least 30 days before taking effect.

9. Governing Law

These Terms are governed by the laws of England and Wales. Disputes shall be resolved in the courts of England.

1. Who we are

LandlordApp.io is registered in England and Wales. We are the data controller for the personal data we collect from you.

2. Data we collect

Account data: name, email, password (hashed), organisation name. Portfolio data: properties, tenants, rent records, compliance documents, maintenance logs — all uploaded by you. Usage data: pages visited, features used, IP address for security purposes.

3. How we use it

To deliver the Service, process payments (via Stripe), send transactional emails (via Resend), provide AI insights (via Anthropic Claude API). We never sell your data to third parties.

4. Data storage

Data is stored on Supabase (PostgreSQL) infrastructure hosted within the EU. All data is encrypted at rest and in transit. Row-level security ensures one organisation cannot access another's data.

5. Your rights under UK GDPR

You have the right to access, correct, delete, or export your data. Email admin@landlordapp.io to make a request — we respond within 30 days.

6. Cookies

We use essential cookies only — for login sessions and preferences. We do not use tracking or advertising cookies.

7. Third-party processors

Stripe (payments), Resend (email), Supabase (database), Anthropic (AI). Each is GDPR-compliant.
